PHOA PLAN FEES WITH EFFECT 1ST MARCH 2017

PLAN APPROVAL: PHOA


Single Residential (Standard, Village, Cottage or Terrace)

Two (2) colour copies of the plan to be handed in at PHOA plans office, one copy will be retained by PHOA.

General Residential (Group Housing or Sectional Title) and Commercial (Retail or Offices)

Three (3) copies of the plan to be handed in at PHOA plans office, one copy will be retained by PHOA and another will be retained by the Aska Property Group (Pty) Ltd, acting for the Seller.

Plans to be folded to A4 size with the title block facing out
Plans will be available for collection five (5) working days after submission
Plans will not be accepted without the payment of the scrutiny fee
Payment by cheque or direct deposit only

Scrutiny fees are:

  • R690-00 for new dwelling
  • R560-00 for additions and alterations
  • R325-00 minor works - Covered patios/boundary walls, carports (does not include enclosed building work)
  • R325-00 for General residential separate title per unit
  • R180-00 for General residential sectional title per unit
  • R690-00 for crèche sites, community facilities, schools, sports facilities and other such like developments
  • R810-00 for commercial with a GLA up to 1000m2
  • R1600-00 for commercial with a GLA 1001m2 to 2000m2
  • R2400-00 Commercial with a GLA 2001m2 and more
  • R450-00 Environmental Management Fee – (only applicable to PHASES 14C & D Parklands)
The plans office is situated at 86 Dorchester Drive, Parklands
